Who you deal with

You get the owner, not a rotating crew.

Most commercial cleaning is sold by one person and delivered by another, on a rota you have no say over. The person who walked your building and quoted the job is rarely the person who turns up to do it.

Here it is the same person every time. Tony quotes the space, does the work, and is the one you call if something is not right — which matters more in a clinic or an office than it does in a living room, because you have staff, clients and a reputation in the room.

That also means we are honest about size. One owner-operator is right for offices, clinics, salons, churches, daycares and rental turnovers. If you are running a 100,000 square foot facility that needs six people overnight, we are not the right fit and we will say so on the phone.

We would rather turn down work that does not fit than take it on and let you down halfway through a Friday evening.

A good fit

  • Offices and professional suites — traffic lanes, meeting rooms, reception areas and the chairs nobody thinks about.
  • Clinics and dental practices — waiting rooms and treatment corridors, where appearance is part of the service.
  • Salons and studios — product residue and colour spills are their own particular problem.
  • Churches and community halls — large open carpet, usually cleanable in a single visit between events.
  • Rentals and move-out turnovers — on a deadline, which is exactly when flexibility matters.
  • Daycares and small schools — where what goes on the carpet matters as much as how it looks.

Worth knowing up front

  • We work weekdays, 8am to 7pm — evening appointments up to 7pm are the latest we run. Overnight and weekend work is not something we currently offer.
  • Very large single-visit jobs — one operator has a realistic daily square footage. Big spaces can be phased across visits, but not compressed into one night.
  • We are not a janitorial service — we do not do nightly cleaning, trash, restrooms or floors other than the surfaces listed on this site.
  • Hard floors other than tile — vinyl stripping, waxing and concrete polishing are different trades.
  • Water damage restoration — we can extract standing water from carpet, but a full restoration job belongs with a restoration company.

How the job runs

  1. Walkthrough and quote

    We look at the actual space, measure it properly, and give you a firm written number. No obligation, and no pressure to sign anything.

  2. Schedule around you

    Before opening, after closing up to 7pm, or during a quiet stretch mid-week. For phased jobs we agree the running order first.

  3. Clean in sections

    Working area by area so the space stays usable where possible, and so nothing is blocked off for longer than it needs to be.

  4. Walk it together

    Before we leave, with whoever is responsible for the space. Anything missed gets caught while we are still on site.

  5. Set an interval

    Most commercial carpet does best on a regular cycle. We will suggest one based on your traffic, and you are free to ignore it.

What does it cost?

Commercial work is quoted per job on square footage, surface and condition, with recurring schedules priced separately from one-off cleans. Ask about a maintenance interval — carpet cleaned on a cycle costs less over time than carpet cleaned once it looks bad.

Within reason. We run Monday to Friday, 8am to 7pm, so early mornings before you open and evenings up to 7pm both work well. We do not currently offer overnight or weekend work, and we would rather tell you that now than at the booking stage.

Typically 4 to 8 hours to dry, so an evening clean is usually walkable by the next morning. We clean in sections where we can, so most of the space stays usable while we work.

Yes, and for most commercial carpet it is the better value. Cleaning on a cycle keeps traffic lanes from becoming permanent wear, which is the expensive failure mode. We will suggest an interval based on your actual traffic.

Yes. If your building or property manager needs a certificate of insurance on file before we start, ask when you book and we will sort it out ahead of the visit.

Usually, phased across visits rather than all in one night. Property managers with several units are a good fit, because the scheduling is predictable and we can group the work sensibly.

Less than you would think. Same-week is often possible, and we make a real effort on short-notice turnovers where a tenancy or a showing is driving the date.
