Carpet steam cleaning

The method
Hot water extraction, not a wet mop.
Carpet holds far more than it looks like it does. Fine grit works down between the fibers and behaves like sandpaper every time somebody walks across it. Skin cells, pet dander and cooking residue settle in on top of that, and the whole lot sits below where a vacuum can reach.
Hot water extraction pushes heated cleaning solution deep into the pile under pressure, then pulls it straight back out under vacuum — carrying the soil with it. That last part is the whole point. Plenty of methods loosen dirt. Extraction is what actually removes it from the building.
Done properly the carpet comes out damp, not soaked, because the water goes back into the machine rather than down into the pad. That is the difference between carpet that dries in an afternoon and carpet that smells musty a week later.
Straight answers
What comes out, and what will not.
We would rather set the expectation before we start than hand you a bill for a result we could not deliver. Here is the honest split.
Usually comes out
- Traffic lanes — the darkened paths through doorways and hallways, where the problem is soil rather than wear.
- Food and drink spills — coffee, juice, wine and grease respond well, especially if they have not been scrubbed in.
- Pet accidents on the surface — with a pet treatment, both the stain and the smell.
- General dinginess — the slow greying that happens so gradually you stop noticing until it is gone.
- Dander and dust — worth knowing if somebody in the house has allergies.
- Odor that lives in the fibers — smoke, cooking, damp dog.
Will not come out
- Permanent staining — bleach, drain cleaner, acne and pet medication, plant food and some dyes chemically change the fiber. The color is gone, so there is nothing left to lift.
- Wear — a traffic lane that looks dark may be abraded rather than dirty. Cleaning cannot restore fiber that has been walked flat for years.
- Sun fading and other UV damage.
- Contamination in the pad or subfloor — deep pet urine especially. Surface treatment helps, but odor coming from underneath needs the carpet lifted, which is a different job.
- Delamination, buckling or seam separation — those are repair problems, not cleaning problems.

Walk and inspect
We look at the actual rooms, identify the fiber, and find the spots that need individual attention. You get a firm price here, before anything is unpacked.

Pre-treat
Spots, traffic lanes and pet areas get treated specifically and left to dwell. Skipping this step is why a rented machine mostly just makes carpet wet.

Agitate
Working the solution into the pile breaks the bond between the soil and the fiber so the extraction has something to lift.

Extract
Heated solution goes in under pressure and comes straight back out under vacuum, carrying the soil with it.

Groom and walk it
The pile gets set in one direction, then we go room by room together before packing up. Typical carpet is dry in 4 to 8 hours.

Carpet is priced on square footage, fiber, and condition — which is why we quote instead of posting a flat rate that would be wrong for most homes. Quotes are free, there is no obligation, and the number you get after the walkthrough is the number you pay.
Before you book

Usually 4 to 8 hours before it is fully dry, but you can walk on it right away in clean socks. Airflow matters more than anything else, so we will tell you which fans or windows help. Hold off on putting furniture back until it is dry.
Light and moveable pieces, yes — chairs, side tables, ottomans. Beds, large sectionals, pianos and anything with electronics stay put and we clean around them. Clearing small items off the floor before we arrive speeds the whole job up.
Yes. Extraction does most of the work with heat and water rather than harsh chemistry, and the treatments we do use are chosen to be safe once dry. Tell us about allergies or sensitivities when you book and we will adjust.
Most of the time. Surface staining and smell respond well to a pet treatment plus extraction. If it soaked through to the pad, we will say so up front rather than take your money for a result we cannot deliver.
Every 12 to 18 months for a typical household, and every 6 to 12 with pets, kids, allergies or a busy entryway. Most carpet warranties also require professional cleaning on a schedule — worth checking yours.
Rental units heat less, pull less, and leave more water behind, which is what causes the musty smell and the spots that reappear a week later. For a small room they are fine. For a house, the difference in recovery is the whole job.
